Asbestos Inspection

(Available as a Home Inspection Add-On Service)

Ensuring the safety of your family is of paramount importance, and one crucial step towards achieving this is by prioritizing an asbestos inspection for your future home or property. Asbestos, a once commonly used building material for its advantageous properties, now poses a significant health risk. These inspections involve a thorough assessment of the premises to locate and evaluate materials that may contain asbestos. If asbestos is found, proper measures can be taken to manage or remove it safely, minimizing the risk of exposure and protecting the health of occupants.

WHAT IS ASBESTOS?

Asbestos is a naturally occurring mineral fiber that has been widely used in various building materials for its desirable properties such as heat resistance, strength, and insulating capabilities. However, asbestos poses serious health risks when its fibers become airborne and are inhaled. Prolonged exposure to asbestos can cause lung diseases, including asbestosis, lung cancer, and mesothelioma.

WHERE IS ASBESTOS COMMONLY FOUND?

Asbestos is commonly found in various building materials. Some common materials include:

  • Vinyl floor tiles, adhesives and backings

  • Suspended ceiling tiles and textured ceilings and walls, including popcorn ceilings

  • Ductwork tapes and pipe wraps

  • Vermiculite insulation

  • Roofing shingles and felt paper

  • Siding and decorative features

DO I NEED AN ASBESTOS BUILDING INSPECTION?

Asbestos in building materials does not pose an imminent threat if the materials are not deteriorated or disturbed. Unless the home buyer is planning for renovations, this testing may not be necessary within the scope of a real estate transaction. Please consult with your real estate agent or our Environmental Consultant to determine if this inspection is right for you.

If you're planning renovations or demolition, disturbing asbestos-containing materials without proper precautions can lead to the release of harmful fibers. An inspection is required before such activities, and ensures safe practices are in place to protect your family from inadvertent exposure during home improvement projects.

If you do not plan on such activities, please contact us prior to ordering this service.

Per the Air Quality Control Commission’s Regulation 8, Part B, asbestos building inspection is required in Colorado for demolition, renovation and remodel projects that disturb suspected asbestos-containing materials at the regulated trigger levels. State and Federal regulations require this be performed by a state certified asbestos building inspector. Adhering to asbestos regulations and guidelines is crucial for maintaining a safe living environment. A professional inspection ensures compliance with these safety standards, helping you meet legal obligations and guaranteeing the well-being of your family. In addition, homes with documented asbestos inspections and appropriate asbestos management plans may have higher market value and appeal. When considering the resale value of your property, having a clean bill of health regarding asbestos adds an extra layer of assurance for potential buyers.

Vermiculite insulation is known to contain asbestos, and can be identified as part of your home inspection.
