Mold Testing In Colorado - Should I Request A Mold Test With My Home Inspection?

A quick visual check of your home in areas such as underneath your plumbing fixtures, your window sills, and bathrooms is an easy way to see if you have a visible apparent mold problem. However, what about mold in places that you can’t see? Mold often grows in places that you cannot easily see such as within your walls, under your carpet, in attics and crawl spaces, and in your air ducts. 

Having a mold - air test professionally conducted can help reveal what mold spores exist within your home and determine their level of potential danger to your health. The air test simply detects if, and what, mold spores are detected within the home. This is a good starting point if you are concerned that mold may be present, but has not been visually identified.

Another option is to have one of our Home Inspectors conduct a full Mold Inspection, where we will be able to visually inspect these hard-to-see areas and determine if there is any mold growth there. A full mold inspection and test includes the use of infrared imaging, moisture meters, and full analysis of the property including drainage and checking for plumbing leaks.

When might I want to check for mold?

  • After a major moisture event: If you’ve had any substantial water damage recently, a mold test can help to ensure that no mold is growing anywhere in the area where the water was.

  • Before or after a home purchase: If you are buying, or recently bought a home, mold testing will help to determine if concerning mold levels are present within the home.

  • After you see mold: If you see mold anywhere, we can perform an in-depth inspection of your home to determine the extent and severity of the mold.

Mold normally isn’t an extremely dangerous guest in your home, but it can cause certain issues, mainly through inhalation of spores. Mold presents potential health effects from both acute and chronic (long-term) exposures to both viable and non-viable (dead) mold and mold fragments.

Mold particles can irritate your nose, throat, and lungs, especially if you already have respiratory problems or allergies. Other problems, such as skin and eye irritation, headaches, and inflammation may be caused by mold. Those individuals with allergies and other respiratory issues are more likely to have further health issues when exposed to mold.
